House purchase

Plan the cash you need before you get the keys, then check whether the home loan EMI fits your income.

Uses Indian household-planning assumptions. Changing currency changes the displayed units, not the underlying jurisdiction.

The home

The share of the price you pay yourself. The loan covers the rest.

Rates vary by state. Banks don't usually lend for these.

The loan and your income

For everyone repaying the loan.

The most of your take-home pay you are willing to spend on the EMI.

Saving for the cash

Money needed within a few years is usually kept in lower-risk investments.

Build ₹39,61,148 by 2031, then pay an EMI of ₹74,326 a month for 20 years.

Home price when you buy
₹1,07,05,805
₹80,00,000 today, rising 6% a year
Home loan
₹85,64,644
80% of the price. Lenders cap this, so check your bank's limit.
Monthly EMI
₹74,326
₹92,73,589 interest over 20 years

Does the EMI fit?

Stretched

The EMI would be 35% of your expected take-home pay of ₹2,10,383 a month, within your 40% limit but with little room to spare.

Up to 30% of income is comfortable, up to 40% is stretched, and above that is over-stretched.

An EMI of ₹84,153 a month, your limit, supports a loan of up to ₹96,97,033. With a 20% down payment, that is a home costing about ₹90,57,734 at today's prices.

Stamp duty and registration · 7%

Ways to fund the gap

Each option reaches ₹39,61,148 on its own.

Step-up SIP · rising 10% a year
₹42,807 a month
Fixed SIP
₹51,329 a month
Lump sum today
₹24,59,561

A step-up SIP starts lower and grows with income. A fixed SIP costs more each month at the start, and a lump sum needs the money today.

Formula and assumptions

Formula: The home price grows each year at the price growth rate. The down payment, stamp duty and interiors are shares of the price in the purchase year, and the loan is the rest of the price. The EMI uses the loan's annual rate divided by twelve, as banks quote it. Your income grows to the purchase year before the EMI is compared with it.

  • Savings and new SIPs are priced exactly as in Goal Funding: contributions at the start of each month, a yearly step-up, and the annual return converted to a monthly rate.
  • The loan rate stays fixed for the whole tenure. Floating rates change, and the EMI or tenure changes with them.
  • Processing fees, insurance and maintenance are not included.
  • Lenders cap the loan as a share of the property's value, and the cap is lower for larger loans. Check your bank's limit.

Value basis: nominal unless a result explicitly says “today’s money” or “inflation-adjusted.”
